How we review advertisements
Verification Standards & Review Process.
How Estate Ulagam checks an advertisement before it goes live: what we review, what the Verified mark means, and what it does not.
- Updated 20 October 2026
- About 6 minutes to read
- The same standard in 18 markets
The short version
We read your documents
A reviewer reads your identity and ownership documents and checks that they agree with the advertisement.
Three conditions, every time
Payment confirmed, documents verified and staff approval. There is no faster way to publish.
It is an advertising review
The Verified mark is not a land-registry search, a legal opinion, a survey or a guarantee of ownership.
Problems get a chance to be fixed
We send a correction request first, and you have 7 business days to reply.
Rejected means refunded
If we cannot verify your documents, the package fee is refunded in full within 5 to 7 business days.
Buyers: check for yourself
Ask a lawyer to search the title, and a surveyor to inspect the property, before you pay any money.
Before anything goes live

The advertisement goes live
It appears in search and on its market page with the Verified mark.
Estate Ulagam is not a self-publishing site, and there is no accelerated or unverified way to publish. If one of the three stops being true, for example because a document is found to be false, the advertisement can be paused or removed.
The review, step by step
1You submit your advertisement
YouYou send the property details and photographs, your identity document (or, for a broker or builder, your licence or company registration), and the ownership or authority documents. You choose a package and pay the fee.
2We read your documents
Review deskA reviewer reads each document for completeness and checks that it agrees with the advertisement: the owner's name, the property description, the area. We also check that your identity or authority matches the documents you sent.
3We ask for a correction
Review desk and youOnly if neededIf a document is unreadable, out of date, incomplete or does not match the advertisement, we send a correction request that says exactly what is needed. You have 7 business days to reply.
4A member of staff approves
OperatorOnce the documents are verified and the payment is confirmed, an operator signs off the advertisement. This is an advertising approval. It is not a government title certificate.
5It goes live
Estate UlagamThe advertisement is published with the Estate Ulagam Verified mark, and it ends automatically when your package term runs out.
What the Verified mark means
What the mark tells you
- Our review desk read the advertiser's identity and their ownership or authority documents
- Those documents were complete and agreed with the advertisement
- The photographs and listed details were compared with the documents on file
- We saw nothing inconsistent in what was submitted
What it does not tell you
- That the title is clear, or that a government body has certified it
- That the land registry was searched for loans, claims or family disputes
- That the building is sound. It is not a survey or an inspection
- That the price is fair, or that the property will hold its value

We ask for clear, complete and recent copies of each document. If one is unreadable or out of date, we send a correction request rather than a rejection.

- Natural daylight photographs, inside and outside, without heavy HDR or colour boosting
- Wide-angle shots that show the true size of each room, without visible distortion
- Floor plans with the room dimensions written on them
- Unedited drone photographs that show the boundaries, the road access and the surroundings
Photographs we reject
- Computer-generated images of a building presented as if it were already built
- Fisheye or extreme wide-angle shots that make a small room look larger
- Photographs copied from other websites, or that carry another company's logo or contact details
- Stock photographs of a property that is not the one being advertised
The Verified mark appears on a listing only after the review is complete.
If something needs fixing

A rejection and refund
If the documents still cannot be cleared, or they turn out to be forged or false, we reject the advertisement. We refund the package fee in full within 5 to 7 business days.
A concern about a live listing
If you think a published listing is wrong or misleading, tell the desk. Use the Contact page, choose “A listing’s review”, quote the listing reference and say what looks wrong. We look into every report, ask the advertiser to correct or prove the point, and take the listing down if it is not put right.
If you disagree with a decision
On the Contact page, choose “A correction” to appeal a decision on your advertisement.
Questions about verification?
Ask the review desk which documents your market needs, or what a correction request means for your advertisement.
