The journey

How Italy builds.

Italy's rural building stock is largely agricultural, and its conversion is governed as heritage rather than as construction. What you may change is often a stricter question than what you may pay.

Tuscany and the Val d'Orcia

  1. 01

    Val d'Orcia

    Tuscany · 43.06°N

    Val d'Orcia, Tuscany

The farmhouse, before it was a house

A UNESCO landscape of cypress, ridge roads and stone casali that were working farms within living memory.

    How it is built

Rubble stone and brick with chestnut or oak beams under terracotta cotto floors, roofed in coppi tiles. Restoration is bound by rules on volume, opening sizes and materials, which is why so much of the region looks the way it has always looked.

  2. 02

    Milan

    Lombardy · 45.46°N

    Milan, Lombardy

    The courtyard block, restated

Italy's financial capital and by some distance its most liquid property market.

    How it is built

The ringhiera block — flats reached from a gallery around a shared courtyard — gave way to post-war reinforced concrete, and more recently to towers that put mature planting on the structure itself.

02

Italy's twenty regions reflect rich regional heritage, differing topography, and municipal zoning frameworks. Milan and Lombardy lead in design-driven penthouses and corporate developments; Rome and Lazio balance monumental historic palazzi with suburban residential villas; Tuscany and Umbria feature restored country estates; the Veneto and Liguria command prime waterside properties. Estate Ulagam's desk verifies notarial provenience, cadastral compliance, and certified energy performance.

Cross-Border Legal Briefing

Foreign Ownership & Non-Resident Acquisition in Italy

Advertising rules

Under Article 16 of the Preleggi to the Italian Civil Code, foreign ownership is governed by the 'Condition of Reciprocity' (Condizione di Reciprocità): foreign nationals may purchase real estate in Italy only if an Italian citizen is permitted to purchase real estate in the foreigner's country of origin. EU/EEA citizens and foreign nationals holding a regular Italian residence permit (permesso di soggiorno) are exempt from reciprocity checks. All buyers must obtain a Codice Fiscale (tax identification code).

The desk

What we ask for, and why

03

Every Italy submission is checked against the same working set of records before it can be reviewed for publication, governed by Codice Civile & Testo Unico dell'Edilizia (D.P.R. 380/2001). None of this is a substitute for independent legal advice — it is the paperwork our desk asks an advertiser to produce, and cross-checks before an advertisement goes live.

Atto di Provenienza

Public notarized deed confirming legal ownership chain and lawful transfer.

Visura Catastrale

Cadastral historical search and compliant floor plan registered with the Agenzia delle Entrate.

Attestato Prestazione Energetica

Official APE energy certificate drawn by an accredited technical surveyor.

Identity & REA registration

Tax code (Codice Fiscale) verification and Chamber of Commerce broker accreditation.

Estate Ulagam reviews submitted advertising materials and documents before publication.

From submission to publication

How a listing goes live

04

  1. 01

    Submission

Owner, agent, or builder registers with phone and email OTP, then submits the property with photographs and the documents above.

  2. 02

    Review

Estate Ulagam's desk checks identity and the documents above against Codice Civile & Testo Unico dell'Edilizia (D.P.R. 380/2001) before anything moves forward.

  3. 03

    Correction, if needed

Where a document is missing or unclear, the advertiser is notified and the submission stays in review — not published — until resolved.

  4. 04

    Payment and publication

Once documents are reviewed and payment for the advertising package is confirmed, an Estate Ulagam admin approves publication.
