The journey
How Turkey builds.
Turkey sits on a major fault system, and its building story is the story of that fact: a timber tradition that tolerated movement, and a modern code written after it was abandoned.

The bay window over the water
A city on two continents, with a waterfront tradition of timber houses lining the Bosphorus.
How it is built
The yalı is a timber frame on a masonry base, with the çıkma — an upper floor cantilevered out over the street or shore — to gain space and a view. Light timber framing also moves in a tremor instead of shattering.

Coast, and the current code
The main Mediterranean resort market, and the focus of most foreign residential purchases in the country.
How it is built
Reinforced concrete frames with infill. The 2018 seismic code and the post-2023 enforcement drive are the relevant facts for a buyer: confinement detailing and soft-storey ground floors are what inspections look at.

Cappadocia
Central Anatolia · 38.64°N
Carved rather than built
A plateau of soft volcanic tuff where people have cut dwellings — and entire underground cities — directly into the rock for millennia.
How it is built
Tuff is soft enough to carve with hand tools and hardens on exposure to air. The rock gives a near-constant internal temperature year-round; the engineering question is roof thickness over a span, not wall strength.

Turkey's unique geographic crossroads creates diverse real estate corridors across its 81 provinces. Istanbul bridges European and Asian skylines with modern mega-projects and historic Bosphorus estates; Ankara commands diplomatic and ministerial residences; Antalya, Bodrum, and the Aegean coast host world-class resort villas and international acquisitions. Estate Ulagam confirms official Tapu title deeds, municipal fair values, and compulsory earthquake policies.
Foreign Ownership & Non-Resident Acquisition in Turkey

Foreign individuals can acquire up to 30 hectares nationwide (expandable to 60 ha by presidential decree) and up to 10% of the private land area in any single district (İlçe). Military zone clearance (Askeri Yasak Bölge) applies. Non-residents must convert foreign currency into Turkish Liras through the Central Bank (TCMB) to obtain a Foreign Exchange Purchase Certificate (Döviz Alım Belgesi - DAB).
