The journey

How Brazil builds.

Brazil took reinforced concrete further as an architectural language than almost anywhere, and built two of the most distinctive large cities in the Americas with it.

Rio de Janeiro to São Paulo · coast to plateau

  1. 01

    Rio de Janeiro

    Rio de Janeiro · -22.91°N

Rio de Janeiro, Rio de Janeiro

    Modernism, and the brise-soleil

A city wedged between granite peaks and the Atlantic, where the buildable land is a narrow ribbon.

    How it is built

Brazilian modernism gave the world the brise-soleil at scale — fixed and adjustable external louvres that shade glass before the heat arrives. Salt air then rules the rest: concrete cover and rebar corrosion are the maintenance story.

  2. 02

    Brasília

    Federal District · -15.79°N

    Brasília, Federal District

    A capital drawn from nothing

Planned and built in the late 1950s on empty plateau, and listed by UNESCO while its first residents were still alive.

    How it is built

Niemeyer's thin concrete shells and Costa's superquadra blocks: residential slabs lifted on pilotis over continuous open ground, with the block, not the street, as the unit of the city.

  3. 03

    São Paulo

    São Paulo · -23.55°N

    São Paulo, São Paulo

    Vertical, and inland

The largest city in the southern hemisphere, on a plateau nearly eight hundred metres up and well away from the sea.

    How it is built

Dense reinforced concrete towers, increasingly clustered on the metro corridors that the city's strategic plan pushes density toward.

Il mercato regione per regione

02

Brazil's continental scale and 26 states plus the Federal District present dynamic property micro-markets. São Paulo is South America's financial powerhouse with luxury high-rises and corporate developments; Rio de Janeiro offers iconic beachfront condominiums in Zona Sul; Brasília features modernist master-planned superquadras; the Northeast coast leads in tropical resort properties. Estate Ulagam verifies Cartório registry certificates and municipal IPTU tax clearances state by state.

Foreign Ownership & Non-Resident Acquisition in Brazil

Advertising rules

Foreign nationals residing or non-resident can freely purchase urban properties in Brazil without limit. However, rural land acquisitions by foreign individuals and foreign-controlled Brazilian companies are strictly regulated under Federal Law No. 5.709/1971 and INCRA regulations: individual foreign ownership cannot exceed 50 MEI (Módulos de Exploração Indefinida - typically 250 to 5,000 ha depending on municipality), and total foreign holdings in a municipality cannot exceed 25% of its surface area. All foreign buyers must obtain a CPF (Cadastro de Pessoas Físicas).

The desk

What we ask for, and why

03

Every Brazil submission is checked against the same working set of records before it can be reviewed for publication, governed by Lei de Registros Públicos (Lei 6.015/73) & Código Civil Brasileiro. None of this is a substitute for independent legal advice — it is the paperwork our desk asks an advertiser to produce, and cross-checks before an advertisement goes live.

Matrícula Imobiliária

Updated property registration certificate from the Cartório de Imóveis with lien search.

Certidão Negativa de IPTU

Municipal property tax clearance certificate verifying zero outstanding debts.

Habite-se Municipal

Municipal occupancy permit confirming compliance with civic construction standards.

Identity & CRECI mandate

CPF/RG verification and Regional Real Estate Council (CRECI) broker credentials.

Estate Ulagam reviews submitted advertising materials and documents before publication.

From submission to publication

How a listing goes live

  2. 02

    Review

Estate Ulagam's desk checks identity and the documents above against Lei de Registros Públicos (Lei 6.015/73) & Código Civil Brasileiro before anything moves forward.

  3. 03

    Correction, if needed
