The journey

How France builds.

France legislated its own architecture. A nineteenth-century building code gave Paris its uniform skyline, and a southern vernacular did the same job with mass and shutters instead of rules.

Paris to Provence · north to Mediterranean south

  1. 01

    Paris

    Île-de-France · 48.86°N

    Paris, Île-de-France

A city built to one rule

The boulevards cut through Paris under Haussmann in the 1850s and 60s produced the most consistent streetscape of any capital in Europe.

    How it is built

Lutetian limestone facades on a fixed vertical order — the continuous second-floor balcony, the mansard slate roof. The uniformity is regulatory: height, alignment and material were all prescribed.

  2. 02

    Lyon

    Auvergne-Rhône-Alpes · 45.76°N

    Lyon, Auvergne-Rhône-Alpes

    Courtyards and passages

France's second city, historically a silk town, with a dense old quarter threaded by covered passages.

    How it is built

Tall narrow plots around shared courtyards, linked by traboules — through-passages cut between streets so bolts of silk could cross the quarter under cover.

  3. 03

    Provence

    Provence-Alpes-Côte d'Azur · 43.83°N

    Provence, Provence-Alpes-Côte d'Azur

    Mass against the mistral

Hill villages and mas farmhouses in a landscape defined by a hard, cold north-westerly wind and very hot summers.

    How it is built

Thick rubble-stone walls with small openings, canal tiles on a low pitch, and the north elevation kept almost blind against the mistral. Shutters are not decoration — they are the daytime heat control.

O mercado por região

02

France's property market spans distinct administrative régions and historic architectural periods. Paris and Île-de-France command premier valuations for Haussmannian stone apartments; Provence-Alpes-Côte d'Azur and the French Riviera demand rigorous coastal zoning and co-ownership verifications; Auvergne-Rhône-Alpes and Nouvelle-Aquitaine balance dynamic tech corridors with historic country estates. Estate Ulagam adapts its intake and verification checklists to reflect regional urbanism laws, notarial practices, and statutory energy diagnostic standards.

The desk

What we ask for, and why

03

Every France submission is checked against the same working set of records before it can be reviewed for publication, governed by Code Civil & Loi Hoguet (N° 70-9). None of this is a substitute for independent legal advice — it is the paperwork our desk asks an advertiser to produce, and cross-checks before an advertisement goes live.

Titre de Propriété

Notarized title deed or authentic deed extract establishing undisputed ownership lineage.

DDT / DPE Diagnostic

Energy performance certificate (DPE), asbestos, and statutory technical risk diagnostics.

Cadastral verification

Cadastre parcel boundaries and local planning regulation (PLU) check.

Identity & Carte T match

Owner identity validation and broker professional card (Carte T) verification.

Estate Ulagam reviews submitted advertising materials and documents before publication.
