Canada's provinces run separate land-registry systems — Ontario's electronic Land Registry and British Columbia's Title Search work differently from each other, and Quebec layers its own civil-law notarial process on top. A national checklist would miss that, which is why Estate Ulagam's document review follows each province's own registry and warranty rules rather than one template for the whole country.

Costs on top of the price

Ontario, British Columbia and Alberta

Land transfer tax (Ontario)0.5% → 2.5%
Tiered on the price. Toronto adds its own municipal tax of about the same size. First-time buyers get rebates of up to $4,000 (Ontario) and $4,475 (Toronto).
Property transfer tax (BC)1% → 3%
1% on the first $200,000, 2% up to $2 million and 3% above that, plus another 2% on homes above $3 million.
AlbertaNo transfer tax
Only land titles registration fees, which are a few hundred dollars on most homes.
Foreign buyer taxes25% ON · 20% BC
Ontario's Non-Resident Speculation Tax and BC's additional property transfer tax, charged on top of the normal tax.
GST / HSTNew homes only
5% GST, or 13% HST in Ontario, on newly built homes, with rebates. A resale home is normally exempt.
Lawyer and title insuranceFrom about $1,500
A real estate lawyer (a notary in Quebec) does the title search and closes the sale.

Last checked October 2026. Rates change with each budget, so confirm them with your lawyer or notary before you sign.

Before you pay a deposit

  • Find out whether the federal ban on non-Canadians buying homes applies to you. It is in force until 1 January 2027 unless extended, and covers most cities.
  • Have your lawyer confirm the seller is the registered owner (an Ontario PIN or BC title search) and that no liens are left after closing.
  • For a condo, read the Ontario status certificate or BC Form B: the reserve fund, special assessments and any lawsuits.
  • Check the agent's licence with RECO (Ontario), BCFSA (BC) or RECA (Alberta).
  • Make your offer conditional on financing and a home inspection unless you have both already.
  • For a new build in Ontario, ask for the Tarion warranty enrolment.

Financing

  • Minimum down payment: 5% of the first $500,000, 10% of the part between $500,000 and $1.5 million, and 20% at $1.5 million and above.
  • With less than 20% down, the mortgage must be insured, and you must pass the federal stress test at the higher of 5.25% or your rate plus 2%.

Renting in Canada

  • Ontario: landlords must use the Standard Lease form. They can take last month's rent as a deposit, but no damage deposit.
  • BC: the security deposit is capped at half a month's rent, with a pet deposit of up to another half.
  • Rent increases are capped by provincial guidelines in Ontario (older units) and BC, and need written notice.

Foreign Ownership & Non-Resident Acquisition in Canada

Advertising rules

Under the Prohibition on the Purchase of Residential Property by Non-Canadians Act (extended through January 1, 2027), non-Canadians (non-citizens and non-permanent residents) are barred from purchasing residential property situated within Census Metropolitan Areas (CMAs) and Census Agglomerations (CAs). Exemptions apply to temporary workers meeting specific CRA tax filing criteria, international students meeting residency thresholds, and commercial properties. Non-Resident Speculation Taxes apply in provinces (e.g., Ontario NRST of 25%; British Columbia foreign buyer tax of 20%).

The desk

What we ask for, and why

05

Every Canada submission is checked against the same working set of records before it can be reviewed for publication, governed by Provincial land titles legislation & real estate services acts (TRESA in Ontario, RESA in BC, REA in Alberta). None of this is a substitute for independent legal advice — it is the paperwork our desk asks an advertiser to produce, and cross-checks before an advertisement goes live.

Title search

A current search of the provincial registry: the Ontario PIN parcel register, or the BC or Alberta certificate of title, showing the registered owner and every charge on the land.

Tax and lien status

The municipal property tax certificate or latest assessment notice, so arrears and liens are known before an advertisement goes live.

Condo status certificate

For a condominium: the Ontario status certificate or BC Form B, with the monthly fee, reserve fund and any special assessment.

New home warranty

For a new build: Tarion enrolment in Ontario, or the home warranty registration that BC and Alberta require from builders.

Agent licence

Where an agent is advertising: their registration with RECO, BCFSA or RECA, and the brokerage named in the advertisement exactly as it is registered.

Identity match

Government photo ID checked against the registered owner on title, or a signed listing authority from the owner.

Estate Ulagam reviews submitted advertising materials and documents before publication.

From submission to publication

How a listing goes live

06

  1. 01

    Submission

Owner, agent, or builder registers with phone and email OTP, then submits the property with photographs and the documents above.

  2. 02

    Review

Estate Ulagam's desk checks identity and the documents above against Provincial land titles legislation & real estate services acts (TRESA in Ontario, RESA in BC, REA in Alberta) before anything moves forward.

  3. 03

    Correction, if needed

Where a document is missing or unclear, the advertiser is notified and the submission stays in review — not published — until resolved.

  4. 04

    Payment and publication

Once documents are reviewed and payment for the advertising package is confirmed, an Estate Ulagam admin approves publication.

The journey

How Canada builds.

Canada builds against the cold first and everything else second. The detailing that matters here is invisible: where the insulation sits, and where the moisture is allowed to go.

Québec City to Toronto · down the St Lawrence

    Québec City

    Québec · 46.81°N

    Québec City, Québec

    Stone, steep roofs, deep sills

The only walled city north of Mexico, and the oldest continuously occupied European street plan in the country.

    How it is built

Load-bearing limestone with steeply pitched roofs to shed snow, dormers to make the attic habitable, and firewalls raised above the roofline — a rule written after the fires of the 1700s and still legible on the skyline.

  2. 02

    Vancouver

    British Columbia · 49.28°N

    Vancouver, British Columbia

    Rain, and what it taught

A temperate coastal city hemmed by mountains and water, which is most of the reason its land is priced the way it is.

    How it is built

The 1990s leaky-condo crisis rewrote west-coast construction: face-sealed walls failed at scale, and rainscreen cladding — a drained, ventilated cavity behind the finish — became the standard everywhere in the region.

  3. 03

    Toronto

    Ontario · 43.65°N

    Toronto, Ontario

    Point towers on a podium

The country's largest housing market, and one of the most vertical residential skylines in North America.

    How it is built

Slim concrete point towers on retail podiums, which is what the planning framework rewards. The hard engineering problem is the balcony: an uninsulated slab running through the envelope is a thermal bridge, now broken with structural insulation at the junction.
