The short version

  • We publish advertisements

Estate Ulagam is an advertising platform. We do not negotiate, handle offers or hold anyone's money, and we are not part of the sale or lease.

  • Nothing goes live unchecked

An advertisement is published only when payment is confirmed, the documents are verified and a member of staff approves it.

  • Advertisers answer for their listings

You must own the property or hold written authority, and every detail you post must be true and current.

  • Fixed fees, no surprises

One package fee, no commission and no automatic renewal. If we cannot verify your documents, the fee is refunded in full.

  • Enquiries go to our desk

Advertisers may not use a buyer's details for cold calls or marketing, and may not sell them.

  • Check before you pay

Our review is not legal advice or a guarantee of title. Ask a lawyer and a surveyor before you sign or send money.

India

Main law
Real Estate (Regulation and Development) Act, 2016 (RERA)
Regulator
State Real Estate Regulatory Authorities (TN RERA, MahaRERA, KRERA, etc.)

Every advertisement must

  • For a project that must be registered under RERA (land over 500 sq m, or more than eight units), show the State RERA registration number, the project's QR code and the RERA authority's website. Tamil Nadu has required all three on online portals since its order of 1 July 2025; Maharashtra has required the QR code since 1 August 2023.
  • A broker advertising a RERA project shows their own RERA agent registration number (required in Maharashtra).
  • In Tamil Nadu, an advertisement for a project that does not need RERA registration says why.

Not allowed

  • No advertisement of unapproved layout plots or unregistered phase launches.
  • Super-built-up area cannot be advertised without clearly specifying carpet area.
  • No travel-time claims ("10 minutes from the airport") and no vague amenity counts ("40+ amenities"). Tamil Nadu bans both.
