India's residential and commercial markets do not read the same way from state to state. Chennai and Coimbatore carry the temple-town grid and the courtyard house alongside dense new apartment corridors; Bengaluru and Hyderabad have grown vertical around technology employment; Mumbai and Pune price land by scarcity in a way few other markets do; Kerala's coast still favours the independent house with a verandah over the tower block. A single national template misses all of it — which is why Estate Ulagam's checklist for documents, measurement units, and even the price band a buyer expects changes by state, not just by country.

Tamil Nadu alone still trades land in cents and grounds as often as square feet — a measurement culture, not just a unit conversion. Estate Ulagam's listing form carries that distinction through rather than flattening it into one national unit.

What it costs, and what to check

04

Costs on top of the price

Tamil Nadu figures, with other states noted

Stamp duty7%
Paid by the buyer on the higher of the sale price and the government guideline value. Other states charge roughly 5–7%, and some give women buyers a lower rate.
Registration fee2%
Paid at the Sub-Registrar's office when the sale deed is registered. Maharashtra charges 1%, capped at ₹30,000.
GST5% / 1% / nil
5% on an under-construction home, 1% on affordable housing. No GST on a ready home with a completion certificate, or on a resale.
TDS1%
When the price is ₹50 lakh or more, the buyer withholds 1% and pays it to the Income Tax Department. Buying from an NRI seller needs a much higher withholding, so have a chartered accountant work it out.
Brokerage1–2%
Not fixed by law. Agree on it in writing before a viewing.

Last checked October 2026. Rates change with each budget, so confirm them with your lawyer or notary before you sign.

Before you pay a deposit

  • The name on the sale deed, patta and Encumbrance Certificate is the same as the seller in front of you.
  • Pull a fresh Encumbrance Certificate yourself, covering at least 30 years, from the state registration portal (TNREGINET in Tamil Nadu).
  • For a new project, the advert should show its RERA number, QR code and the RERA authority's website. Look the number up on that website and read the approved plan and completion date.
  • For a plot, confirm DTCP or CMDA layout approval. Unapproved plots cannot be registered or given building permission.
  • Property tax and electricity bills are in the seller's name and paid up to date.
  • The agreement states the carpet area, not only the super built-up area.

Financing

  • Banks lend up to 90% of value on homes up to ₹30 lakh, 80% up to ₹75 lakh and 75% above that, under RBI rules.
  • NRIs can take Indian home loans and repay from NRE or NRO accounts.
  • NRIs pay for property through normal banking channels (an inward remittance, or an NRE, NRO or FCNR account), never in foreign currency cash or traveller's cheques.

Renting in India

  • Tamil Nadu's tenancy law caps a residential security deposit at three months' rent and requires the agreement to be registered with the Rent Authority.
  • Elsewhere, 11-month agreements are common because a lease of 12 months or more must be registered.
  • Deposits vary by city: about 3 months in Chennai, but often 6–10 months in Bengaluru.

How size is measured

Cent435.6 sq.ft
Plots and land in Tamil Nadu and Kerala. 100 cents make an acre.

Acre43,560 sq.ft
Farmland and large parcels.
Carpet areaUsable floor inside the walls
What RERA requires a builder to quote. Built-up and super built-up area add walls and common areas, so they always look bigger.

The desk

What we ask for, and why

05

Every India submission is checked against the same working set of records before it can be reviewed for publication, governed by Real Estate (Regulation and Development) Act, 2016. None of this is a substitute for independent legal advice — it is the paperwork our desk asks an advertiser to produce, and cross-checks before an advertisement goes live.

Patta

Issued by the Tahsildar's office — the primary record of who holds the land, its survey number, area, and classification.

Chitta

The Village Administrative Officer's record of land classification and tax assessment, checked alongside the Patta.

Adangal

For agricultural and land parcels — the register of land use and cultivation, requested where the property is a plot or farm.

Encumbrance Certificate

A multi-year record (typically 13 to 30 years) showing whether the property carries an existing loan, mortgage, or legal claim.

RERA registration

For new developments — the project's registration number under the Real Estate (Regulation and Development) Act, 2016, with its QR code and the authority's website, all shown on the listing.

Municipal sanction

The local planning authority's approved building plan — DTCP or CMDA in Tamil Nadu, or the equivalent body elsewhere.

Identity match

The advertiser's Aadhaar or PAN checked against the name on the registered sale deed before any listing moves forward.

Estate Ulagam reviews submitted advertising materials and documents before publication.

    Payment and publication

Once documents are reviewed and payment for the advertising package is confirmed, an Estate Ulagam admin approves publication.

The journey

How India builds.

India does not build one way. It builds the way the weather, the stone underfoot and four thousand years of craft tell it to — and those instructions change every few hundred kilometres. Travel the country end to end and the walls change material, the roofs change pitch, and the rooms change how they meet the sun.

    Kanyakumari, Tamil Nadu

    Where three waters meet

The land ends here, on a granite headland where the Bay of Bengal, the Arabian Sea and the Indian Ocean arrive together. It is the southern full stop of the subcontinent, and a pilgrimage town long before it was anything else.

    How it is built

Everything is cut from the granite it stands on. Salt-laden wind rules out soft render, so walls are dressed stone finished in lime plaster that breathes rather than traps damp, and openings are kept small and deep-set against the glare.

    Alappuzha

    Kerala · 9.49°N

    Alappuzha, Kerala

A house built to shed water

Kerala's backwaters are a working landscape of canals, paddy and coir villages, where the distance between a front door and open water is often a single step.

    How it is built

The nalukettu plan turns inward around an open courtyard that vents hot air upward. Walls are laterite — cut soft from the ground, hardened by air — and the roof is steeply pitched in Mangalore tile over teak rafters, because three to four metres of monsoon a year has to leave quickly.

    Hampi

    Karnataka · 15.33°N

    Hampi, Karnataka

    Stone set without mortar

The boulder-strewn capital of the Vijayanagara empire, and for a century one of the largest cities on earth. What survives is a granite city sitting in a granite landscape.

    How it is built

Vijayanagara masons worked almost entirely dry — granite blocks cut to seat on each other under their own weight, with corbelled brackets stepping out to carry spans in a stone that will not bend. No mortar means no mortar to fail, which is why so much of it is still standing.

    Jaisalmer

    Rajasthan · 26.91°N

    Jaisalmer, Rajasthan

Screens cut to cool a room

A desert trading city built from the same yellow sandstone as the ridge it occupies, which turns the whole settlement gold in the late sun.

    How it is built

The jaali — a pierced stone lattice — is the climate device that defines the haveli. It accelerates air through a narrow aperture while throwing hard light into shade, cooling rooms without machinery. Behind it sit thick sandstone walls with the thermal mass to hold the night's cold through the afternoon.

  5. 05

    Delhi

    Delhi NCR · 28.61°N

    Delhi, Delhi NCR

Red sandstone, then a drawn grid

Seven cities stacked on one plain. Delhi carries Sultanate tombs, Mughal garden complexes and an imperial capital laid out in the 1910s, often within a single postcode.

    How it is built

The Mughal register is red sandstone banded with white marble, arranged on the char-bagh — a garden quartered by water channels. Lutyens' Delhi then set a different rule over the top: long low bungalows on generous plots, deep verandahs, and roundabout geometry that still governs what can be built where.

  6. 06

    Srinagar

    Jammu & Kashmir · 34.08°N

    Srinagar, Jammu & Kashmir

    Timber laced through brick

A lake city of waterways, houseboats and walnut workshops, held in a valley ringed by the Himalaya and shaped by long snowbound winters.

    How it is built

Kashmir builds for earthquakes. Taq lays horizontal timber ladders through masonry so a wall can flex without shearing; dhajji-dewari infills a braced timber frame with brick. Inside, khatamband ceilings are assembled from small deodar pieces that interlock without glue or nails — so they rattle, but do not crack.
