The journey

How Turkey builds.

Turkey sits on a major fault system, and its building story is the story of that fact: a timber tradition that tolerated movement, and a modern code written after it was abandoned.

Istanbul to Cappadocia · strait to high plateau

  1. 01

    Istanbul

    Istanbul · 41.01°N

    Istanbul, Istanbul

The bay window over the water

A city on two continents, with a waterfront tradition of timber houses lining the Bosphorus.

    How it is built

The yalı is a timber frame on a masonry base, with the çıkma — an upper floor cantilevered out over the street or shore — to gain space and a view. Light timber framing also moves in a tremor instead of shattering.

  2. 02

    Antalya

    Mediterranean · 36.90°N

    Antalya, Mediterranean

    Coast, and the current code

The main Mediterranean resort market, and the focus of most foreign residential purchases in the country.

    How it is built

Reinforced concrete frames with infill. The 2018 seismic code and the post-2023 enforcement drive are the relevant facts for a buyer: confinement detailing and soft-storey ground floors are what inspections look at.

  3. 03

    Cappadocia

    Central Anatolia · 38.64°N

    Cappadocia, Central Anatolia

    Carved rather than built

A plateau of soft volcanic tuff where people have cut dwellings — and entire underground cities — directly into the rock for millennia.

    How it is built

Tuff is soft enough to carve with hand tools and hardens on exposure to air. The rock gives a near-constant internal temperature year-round; the engineering question is roof thickness over a span, not wall strength.

Every Turkey submission is checked against the same working set of records before it can be reviewed for publication, governed by Turkish Civil Code (Law No. 4721) & Regulation on Real Estate Trade.
