The journey

How Greece builds.

Cycladic building is one of the purest climate vernaculars in the Mediterranean: no architect, no ornament, and every decision traceable to sun, wind, rock and the absence of fresh water.

Santorini and the Cyclades

  1. 01

    Santorini

    South Aegean · 36.39°N

    Santorini, South Aegean

White, vaulted, and cut into rock

A caldera rim of villages built on volcanic cliff, where the buildable ground is nearly vertical.

    How it is built

Rooms are dug into soft volcanic tuff and closed with a barrel vault, which needs no timber — scarce on a treeless island. Lime wash is the cooling layer and, historically, the disinfectant; roofs are shaped to channel rain into a cistern.

  2. 02

    Athens

    Attica · 37.98°N

    Athens, Attica

    The polykatoikia

The apartment block that built modern Athens, produced at enormous scale through the mid-twentieth century.

    How it is built

A reinforced concrete frame with infill walls and, crucially, deep stepped balconies on every floor — outdoor rooms that also shade the storey beneath. Post-1985 seismic codes then tightened frame detailing considerably.

02

Greece's property geography bridges mainland metropolitan hubs with iconic island archipelagos. The Attica basin and Athens Riviera are undergoing historic urban regeneration with major waterfront masterplans; Central Macedonia and Thessaloniki lead northern trade corridors; the Cyclades, Ionian, and Crete demand specialized island zoning and cadastral verifications. Estate Ulagam enforces Electronic Building ID certificates and national cadastre records across every region.

The desk

What we ask for, and why

03

Every Greece submission is checked against the same working set of records before it can be reviewed for publication, governed by Law 4072/2012 & Law 4495/2017 (Control and Protection of Built Environment). None of this is a substitute for independent legal advice — it is the paperwork our desk asks an advertiser to produce, and cross-checks before an advertisement goes live.

Ktimatologio KAEK & Deed

National Cadastre registration sheet with 12-digit KAEK and notarized title deed.

Electronic Building ID

Official electronic certificate confirming absolute architectural legality.

Energy Certificate (PEA)

Accredited Energy Performance Certificate issued by a certified building inspector.

Identity & GEMI check

Tax identity (AFM) cross-check and GEMI commercial real estate broker licensing.

Estate Ulagam reviews submitted advertising materials and documents before publication.

How a listing goes live

04

  1. 01

    Submission

Owner, agent, or builder registers with phone and email OTP, then submits the property with photographs and the documents above.

  2. 02

    Review

Estate Ulagam's desk checks identity and the documents above against Law 4072/2012 & Law 4495/2017 (Control and Protection of Built Environment) before anything moves forward.

  3. 03

    Correction, if needed

Where a document is missing or unclear, the advertiser is notified and the submission stays in review — not published — until resolved.
