The cage under the tiles
The Baixa was flattened by the 1755 earthquake and tsunami and rebuilt, fast, to a single engineered template.
How it is built
The gaiola pombalina is a braced timber cage embedded in the masonry, designed to flex and hold the building up when the walls fail. Outside, azulejo tile sheds Atlantic rain off the facade and keeps damp out of the render.

How it is built
Nineteenth-century revivalist quintas in stucco and stone. Persistent hill damp makes them maintenance-heavy: drainage, roof detail and rot in structural timber are the recurring survey findings.

Granite, and the narrow plot
A dense river city stacked up a steep granite bank, with a historic centre of very tall, very thin houses.
How it is built
Granite walls on plots often only four or five metres wide, rising four or five storeys, with light brought down through the section by a stairwell and a rear lightwell rather than through the side walls.

Advertising rulesForeign Ownership & Non-Resident Acquisition in Portugal
Portugal imposes zero restrictions on foreign buyers of real estate. Both EU and non-EU citizens have the right to purchase real estate on equal footing with Portuguese citizens. Non-resident buyers must obtain a Portuguese Tax Identification Number (NIF - Número de Identificação Fiscal) and appoint a local tax representative if residing outside the EEA. The real estate pathway for the Golden Visa program was eliminated in October 2023 (Mais Habitação law), but property acquisition remains completely unrestricted.

Owner, agent, or builder registers with phone and email OTP, then submits the property with photographs and the documents above.

Review
Estate Ulagam's desk checks identity and the documents above against Código do Registo Predial & Decreto-Lei n.º 10/2024 (Simplex Urbanístico) before anything moves forward.

Correction, if needed
Where a document is missing or unclear, the advertiser is notified and the submission stays in review — not published — until resolved.
04
Payment and publication
Once documents are reviewed and payment for the advertising package is confirmed, an Estate Ulagam admin approves publication.
