How the market reads by region
02
Brazil's continental scale and 26 states plus the Federal District present dynamic property micro-markets. São Paulo is South America's financial powerhouse with luxury high-rises and corporate developments; Rio de Janeiro offers iconic beachfront condominiums in Zona Sul; Brasília features modernist master-planned superquadras; the Northeast coast leads in tropical resort properties. Estate Ulagam verifies Cartório registry certificates and municipal IPTU tax clearances state by state.

Foreign Ownership & Non-Resident Acquisition in Brazil
Foreign nationals residing or non-resident can freely purchase urban properties in Brazil without limit. However, rural land acquisitions by foreign individuals and foreign-controlled Brazilian companies are strictly regulated under Federal Law No. 5.709/1971 and INCRA regulations: individual foreign ownership cannot exceed 50 MEI (Módulos de Exploração Indefinida - typically 250 to 5,000 ha depending on municipality), and total foreign holdings in a municipality cannot exceed 25% of its surface area. All foreign buyers must obtain a CPF (Cadastro de Pessoas Físicas).

What we ask for, and why
03
Every Brazil submission is checked against the same working set of records before it can be reviewed for publication, governed by Lei de Registros Públicos (Lei 6.015/73) & Código Civil Brasileiro. None of this is a substitute for independent legal advice — it is the paperwork our desk asks an advertiser to produce, and cross-checks before an advertisement goes live.
Matrícula Imobiliária
Updated property registration certificate from the Cartório de Imóveis with lien search.
Certidão Negativa de IPTU
Municipal property tax clearance certificate verifying zero outstanding debts.
Habite-se Municipal
Municipal occupancy permit confirming compliance with civic construction standards.
Identity & CRECI mandate
CPF/RG verification and Regional Real Estate Council (CRECI) broker credentials.
Estate Ulagam reviews submitted advertising materials and documents before publication.
