02
Malaysia's property landscape bridges Peninsular Malaysia and Malaysian Borneo across thirteen states and three federal territories. Greater Kuala Lumpur and Selangor lead in premier residential towers and commercial headquarters; Penang features coveted colonial heritage and coastal properties; Johor's Iskandar region connects directly with the Singapore corridor. Foreign Ownership & Non-Resident Acquisition in Malaysia
Under Section 433B of the National Land Code (Revised 2020 - Act 828), foreign purchasers must obtain State Authority Consent (Kelulusan Pihak Berkuasa Negeri) prior to acquiring real estate. What we ask for, and why
03
Every Malaysia submission is checked against the same working set of records before it can be reviewed for publication, governed by National Land Code 2020 & Valuers, Appraisers and Estate Agents Act 1981. None of this is a substitute for independent legal advice — it is the paperwork our desk asks an advertiser to produce, and cross-checks before an advertisement goes live.
Geran Hakmilik / Strata Title
Land Registry issue document of title confirming registered proprietor and category.
Cukai Tanah & Cukai Pintu
State land quit rent and local municipal assessment tax clearance receipts.
Certificate of Completion (CCC)
Professional architect / engineer Borang F certifying safety and lawful habitation.
Identity & BOVEAP mandate
MyKad verification and licensed Real Estate Negotiator (REN) appointment letter.
Estate Ulagam reviews submitted advertising materials and documents before publication.
