By accessing Estate Ulagam, you agree to these legal terms. We are a verified advertising venue—not a real estate brokerage or lender. We review advertising materials to verify genuine assets, but final transactions happen directly between buyers and sellers with independent legal counsel.
These Terms of Use and Advertising Agreement (“Agreement”) constitute a legally binding contract between you (whether as a visitor, buyer, private owner, licensed broker, or corporate developer) and Estate Ulagam (“Company”, “we”, “us”, or “our”), governing your access to and use of www.estateulagam.com and its associated territorial sub-domains across all 18 sovereign jurisdictions: India, the United States, the United Arab Emirates, Canada, Sri Lanka, the United Kingdom, France, Germany, Spain, Portugal, Italy, Greece, Japan, Turkey, Brazil, Mexico, Singapore, and Malaysia.
Estate Ulagam provides a curated, verified real estate advertising and discovery ecosystem. We are an advertising publisher and verification platform under applicable e-commerce and information technology legislation. We do not act as an escrow agent, title insurer, mortgage originator, or fiduciary party in private property conveyances.

Every listing on Estate Ulagam must pass our strict document review before it goes live. If you upload false documents, doctored photos, or unverified claims, we reject the listing. We reserve the right to remove any listing that fails our audit without compromise.
Unlike unmoderated public classifieds, Estate Ulagam enforces an authoritative, multi-stage Publication Gate. No property advertisement is published to public search until all four statutory criteria are satisfied:
1. Title Proof Audit
Verification of official title deeds, Patta/Chitta/Khata (IN), Warranty/Grant Deeds (US), Title Deeds & Oqood (AE), Teraview / Land Titles (CA), Bim Saviya (LK), Land Registry Title Registers (GB), Acte Authentique (FR), Grundbuchauszug (DE), Escritura Pública / Nota Simple (ES/PT/BR/MX), Rogito (IT), Ktimatologio (GR), Juusetsu / Tokibo (JP), Tapu Senedi (TR), SSCT (SG), or Borang 14A (MY) matching sovereign land records.
2. Credential Verification
ID proof for owners, or verified RERA / Broker License / Corporate EIN for commercial advertisers.
3. Media & Price Truth
Spatial checks on architectural photos to ensure actual property representation and transparent pricing without bait figures.
4. Admin Sign-Off
Formal sign-off by regional verification officer before verified badge issuance and live search indexing.
Estate Ulagam reserves the irrevocable right to reject submissions, issue mandatory Correction Requests, downgrade verification tiers, or de-list properties if document anomalies or third-party title challenges arise.
When you post a property, you legally promise that you own it or have written authority to sell/rent it. You agree never to post duplicate listings, misleading prices, fake square footage, or unapproved developments. You are legally responsible for the truthfulness of your submission.
By submitting any property advertising dossier to Estate Ulagam, each advertiser expressly represents, warrants, and covenants that:
Authority to Advertise: You are the absolute registered titleholder, or you hold a valid, unrevoked Power of Attorney (POA), Exclusive Brokerage Mandate, or Developer Promoter Agreement.
Factual Accuracy: All advertised attributes—including super-built-up area, carpet area, plot boundaries, bedroom counts, age of building, and encumbrances—are true and verifiable against statutory sanction plans.
Statutory Approvals: Residential layouts and multi-unit projects possess requisite town planning approvals (e.g. CMDA/DTCP in India, Municipal Building Permits in US/Canada, DLD Approvals in Dubai, UDA in Sri Lanka, Planning Permissions in UK, Permis de Construire in France, Baugenehmigung in Germany, Licencia de Obra in Spain, Permesso di Costruire in Italy, Kenchiku Kakunin in Japan, and URA approvals in Singapore).
No Duplicate Bait: You will not create duplicate entries for the same asset under differing prices or deceptive locality aliases.
Indemnification Obligation
Advertisers agree to indemnify, defend, and hold harmless Estate Ulagam, its officers, and review desks against all claims, regulatory penalties, or damages arising from fraudulent representations, title disputes, or statutory non-compliance.
Our advertising packages run for fixed periods (30, 60, or 90 days). We never sneak in auto-renewals or unexpected charges. If your listing fails our document check and cannot be fixed, your fee is refunded. Once a listing is approved and goes live, campaign fees are non-refundable.
Estate Ulagam offers structured multi-month advertising packages (Standard 30-Day, Spotlight 60-Day, and Developer Flagship 90-Day). The commercial terms governing these campaigns are as follows:
1. Transparent Fixed Billing
All package prices are listed in local market currency (INR, USD, AED, CAD, LKR). Invoices are generated with statutory tax compliance (GST, Sales Tax, VAT, HST).
2. Zero Auto-Renewal Trap Guarantee
Campaigns terminate automatically upon reaching their expiry date. We never auto-debit your payment card. Renewal is entirely voluntary at discounted rates.
3. Fair Verification Refund Policy
If a listing is rejected during the editorial verification stage due to title ineligibility, the package fee is refunded within 5–7 business days (less gateway processing fee). Once an advertisement is approved and published live, fees are earned and non-refundable.

Buyer Inquiries, WhatsApp Routing & Lead Shield

Buyers can explore listings freely and inquire securely. To prevent spam, buyer inquiries go through our verified desk. Sellers and brokers agree never to harvest buyer phone numbers for cold calling or telemarketing spam. Violators are banned immediately.
To maintain an elite, respectful discovery environment for international high-net-worth individuals and genuine domestic buyers, Estate Ulagam enforces a strict Lead Shield Protocol:
No Public Phone Scraping: Direct buyer phone numbers are never indexed or exposed to automated web crawlers.
Verified WhatsApp Conduit: WhatsApp and digital inquiry channels are structured to prevent unsolicited spam.
Zero-Telemarketing Mandate: Advertisers who receive buyer contact data are strictly prohibited from selling, transferring, or using such data for third-party commercial cold calls or unrelated promotional blasts.
Engaging in aggressive unsolicited calling or sharing buyer data constitutes a material breach of this Agreement, resulting in immediate account termination, listing removal, and forfeiture of active campaign packages.

Intellectual Property, Media Licensing & Watermarks

You keep ownership of your photos, videos, and blueprints. You give Estate Ulagam permission to display, watermark, and format them for global property discovery. You promise not to upload copyrighted photos taken from other photographers or portals without authorization.
All trademarks, platform designs, brand logos, code, domain names, and editorial badge designs are the exclusive intellectual property of Estate Ulagam.
Regarding user-uploaded assets (photographs, 3D Matterport scans, drone footage, unit floorplans, and written descriptions):
Ownership Retention: Advertisers retain underlying copyright in their original creative works.
Worldwide Operating License: By uploading, you grant Estate Ulagam a perpetual, royalty-free, worldwide license to host, compress, cache, watermark, index, and syndicate the assets across our portals and marketing spotlights.
Protection of Third-Party IP: You warrant that you own or hold explicit written commercial photography licenses for all uploaded media. Uploading watermarked media from rival portals or unauthorized architectural renders is strictly prohibited.

Limitation of Liability & Independent Due Diligence

Real estate purchases involve substantial capital. While Estate Ulagam verifies identity and title documents before publishing, our review is not a substitute for your own independent legal, physical, and financial due diligence. We are not liable for transaction disputes or title claims between buyers and sellers.
Mandatory Legal Notice for All Buyers & Investors
Real estate acquisitions are subject to significant financial, legal, and statutory risks. Estate Ulagam verifies submitted credentials and title records to ensure legitimate advertising; however, our verification does not constitute a title guarantee, structural warranty, or investment recommendation.
All prospective purchasers and lessees are expressly advised to engage qualified, independent legal counsel, civil structural engineers, and chartered valuation experts to conduct exhaustive title searches, encumbrance verifications, and physical site inspections prior to executing agreements or transferring funds.
To the maximum extent permitted by applicable law, Estate Ulagam, its directors, officers, and editorial personnel shall not be liable for any indirect, punitive, consequential, or financial damages arising from real estate transactions, contract breaches, or disputes between buyers, sellers, and brokers.
Disputes are resolved professionally through amicable discussion or binding arbitration under the jurisdiction of the relevant territorial operating entity. If you have any grievance or notice a violation, our Grievance Officer responds within 48 hours.
This Agreement and any dispute arising from platform use shall be governed by the laws applicable to the operating territory where the property is situated:
India: Laws of the Republic of India; exclusive jurisdiction of the competent State RERA Authority and civil courts in Chennai, Tamil Nadu.
United States: Laws of the respective State where the subject property is located; binding commercial arbitration administered by the American Arbitration Association (AAA) under its Commercial Arbitration Rules.
United Arab Emirates: Laws of the Emirate of Dubai / Abu Dhabi and the federal laws of the UAE; jurisdiction of the Dubai Land Department Rental Disputes Center and Dubai Courts.
Canada: Laws of the applicable Province (e.g. Ontario, British Columbia) and federal laws of Canada; dispute escalation via Provincial Real Estate Regulatory Councils (RECO, BCFSA) and competent provincial superior courts.
Sri Lanka: Laws of the Democratic Socialist Republic of Sri Lanka; jurisdiction of the District Courts of Colombo and the Consumer Affairs Authority.
United Kingdom: Laws of England and Wales; independent redress through The Property Ombudsman (TPO) scheme and jurisdiction of the County Court and High Court of Justice in London.
France: Laws of the French Republic; jurisdiction of the competent Tribunal Judiciaire and Médiateur de la Consommation de l'Immobilier under the French Consumer Code.
Germany: Laws of the Federal Republic of Germany; jurisdiction of the competent Landgericht and consumer conciliation via Ombudsmann Immobilien IVD/VPB.
Spain: Laws of the Kingdom of Spain; jurisdiction of the Juzgados de Primera Instancia and administrative conciliation through municipal consumer offices (OMIC).
