Advertising Review Standards · 18 Sovereign Markets
Verification Standards & Review Process.
How Estate Ulagam reviews title documents, identity credentials, and ground photography before any property advertisement goes live across 18 sovereign jurisdictions worldwide.
Statutory Boundary Notice
The Estate Ulagam Verified mark confirms that an internal consistency check of submitted ownership documents and photographs was performed. It is an advertising review mark — not a government title guarantee, structural warranty, or legal opinion.
Mandatory Buyer Diligence
Prospective buyers must engage independent advocates and surveyors prior to executing binding agreements.
Five Stages · One Standard
The Advertising Review Workflow
Every submission undergoes the identical five-stage verification pipeline prior to publication. There are no accelerated or unverified publication tiers.

Submission & Dossier Assembly
The advertiser submits ownership documents — registered title deeds, revenue records (Patta/Khata/PIN/Oqood), proof of identity, and licensed broker authorizations — alongside unaltered property photography and listing parameters.
02
Internal Desk ReviewIndependent Document Consistency Review
A dedicated regional verification coordinator reviews the submitted instruments against sovereign land registries: Patta/Chitta/Khata (India), Grant Deed & Title Policy (USA), Oqood & Title Deed (UAE), Teraview PIN (Canada), Bim Saviya (Sri Lanka), HM Land Registry Title Register (UK), Acte Authentique (France), Grundbuchauszug (Germany), Nota Simple / Escritura (Spain, Portugal, Brazil, Mexico), Visura Catastale / Rogito (Italy), Ktimatologio KAEK (Greece), Tokibo Tohon / Juusetsu (Japan), Tapu Senedi (Turkey), SLA SSCT (Singapore), and Geran / Borang 14A (Malaysia). Broker licenses and professional credentials undergo independent verification.

Correction Request & Resolution Protocol
If a document extract is illegible, outdated, uncertified, or inconsistent with the advertised plot boundaries, the desk issues a formal Correction Request. The advertiser is given a mandatory 7-business-day window to furnish compliant records. Incurable or fraudulent submissions are permanently rejected and refunded.
04
Compliance Sign-offDesk Coordinator Approval
Upon complete validation of the dossier, the regional compliance officer approves the advertising package. This constitutes an internal advertising compliance verification — not a government title certificate or statutory warranty.

Publication & Verified Mark Application
