India's residential and commercial markets do not read the same way from state to state. Chennai and Coimbatore carry the temple-town grid and the courtyard house alongside dense new apartment corridors; Bengaluru and Hyderabad have grown vertical around technology employment; Mumbai and Pune price land by scarcity in a way few other markets do; Kerala's coast still favours the independent house with a verandah over the tower block. Under FEMA (Foreign Exchange Management Act) and RBI regulations, NRIs and OCIs can freely acquire residential and commercial real estate without prior approval. Non-residents of Indian origin are strictly prohibited from purchasing agricultural land, plantation properties, or farmhouses without specific RBI authorization. Citizens of Pakistan, Bangladesh, Sri Lanka, Afghanistan, China, Iran, Nepal, or Bhutan require prior RBI clearance regardless of residential status.

None of this is a substitute for independent legal advice — it is the paperwork our desk asks an advertiser to produce, and cross-checks before an advertisement goes live.

Patta

Issued by the Tahsildar's office — the primary record of who holds the land, its survey number, area, and classification.

Chitta

The Village Administrative Officer's record of land classification and tax assessment, checked alongside the Patta.

Adangal

For agricultural and land parcels — the register of land use and cultivation, requested where the property is a plot or farm.

Encumbrance Certificate

A multi-year record (typically 13 to 30 years) showing whether the property carries an existing loan, mortgage, or legal claim.

RERA registration

For new developments — the project's registration number under the Real Estate (Regulation and Development) Act, 2016.

Municipal sanction

The local planning authority's approved building plan — DTCP or CMDA in Tamil Nadu, or the equivalent body elsewhere.

Identity match

The advertiser's Aadhaar or PAN checked against the name on the registered sale deed before any listing moves forward.

    Submission

    Owner, agent, or builder registers with phone and email OTP, then submits the property with photographs and the documents above.

    Review

    Estate Ulagam's desk checks identity and the documents above against Real Estate (Regulation and Development) Act, 2016 before anything moves forward.

  3. 03

    Correction, if needed

    Where a document is missing or unclear, the advertiser is notified and the submission stays in review — not published — until resolved.

  4. 04

    Payment and publication

    Once documents are reviewed and payment for the advertising package is confirmed, an Estate Ulagam admin approves publication.
