Under the Residential Property Act (RPA), foreign nationals can freely purchase private condominium apartments without government approval. However, foreign nationals are strictly prohibited from purchasing 'restricted residential property'—which includes landed residential houses (bungalows, semi-detached, terraced homes) and vacant residential land—without prior written approval from the Land Dealings Approval Unit (LDAU) of the Singapore Land Authority (SLA), which is granted only under exceptional economic contribution criteria. Non-citizens are subject to Additional Buyer's Stamp Duty (ABSD) of 60% on any residential purchase (unless eligible for FTA national treatment remission, e.g., US citizens).

    Estate Ulagam's desk checks identity and the documents above against Land Titles Act (Cap. 157) & Estate Agents Act (Cap. 95A) before anything moves forward.

    Correction, if needed

    Where a document is missing or unclear, the advertiser is notified and the submission stays in review — not published — until resolved.

  4. 04

    Payment and publication

    Once documents are reviewed and payment for the advertising package is confirmed, an Estate Ulagam admin approves publication.
