How the market reads by region
02
Spain's seventeen autonomous communities each maintain distinct urban development policies and cadastral tax structures. Madrid and Catalonia operate dense metropolitan and modernist apartment markets; Andalusia and the Costa del Sol lead in luxury Mediterranean beachfront villas with international investor interest; the Balearic and Canary Islands apply strict coastal preservation laws. Estate Ulagam verifies municipal cadastral records and regional energy certificates community by community.

Foreign Ownership & Non-Resident Acquisition in Spain
Foreign nationals (EU and non-EU) can freely purchase property in Spain. The mandatory statutory prerequisite is obtaining a Número de Identificación de Extranjero (NIE) from the Spanish National Police or Consulate. Non-residents must also open a Spanish bank account for tax payments. In military defense zones (e.g., Balearic Islands, Strait of Gibraltar, certain coastal enclaves), non-EU buyers historically required a military permit (Permiso Militar del Ministerio de Defensa) for rustic/rural parcels.

What we ask for, and why
03
Every Spain submission is checked against the same working set of records before it can be reviewed for publication, governed by Ley Hipotecaria & Real Decreto Legislativo 7/2015. None of this is a substitute for independent legal advice — it is the paperwork our desk asks an advertiser to produce, and cross-checks before an advertisement goes live.
Nota Simple Informativa
Official Property Registry extract verifying current owner, boundaries, and charges.
Certificado Energético
Energy Efficiency Certificate registered with the autonomous community authority.
Catastro & IBI check
Cadastral parcel certificate and current annual municipal property tax receipt.
Identity & API mandate
Owner NIE/DNI matching and licensed Real Estate Agent (API) mandate authorization.
Estate Ulagam reviews submitted advertising materials and documents before publication.
